What’s happening in the Appointment Centre? Mar 29–Apr 4

What this data clearly shows is that Easter typically acts as a compression point, not a breaking point in the market.  Where serious buyers still transact especially when Easter falls later in April. That’s why historically, we see Easter weeks either hold steady or even outperform the week prior. The market doesn’t stop, it simply condenses into fewer, more intentional transactions.

However, 2026 reflects a shift in buyer behavior. Buyers are still active enough to generate showings, but they’ve become more selective, more price-sensitive, and less willing to stretch. The question remains is this a sign of a stalling market or the calm before a storm in activity, as warmer weather fuels the balance of the spring market.
