Prep Work Makes the Rest Work + Price it Right and Show it Well = My Winning Formula to sell high and sell fast!

It really isn't rocket science, but it does take a lot of work and everyone has to buy in. When we work together to show the home the best we possibly can while pricing sharply, we hold the cards. We can demand a big deposit, schedule our perfect closing day, limit the conditions, and be VERY happy with the price. Gone are the days of "let's list it here for two weeks and see." That is a terrible idea. It's stupid and YOU WILL LOSE MONEY.

Prep Work

Thankfully, I have an incredible team of services that I love and trust. All my clients love them too. They're super fair with pricing and do great work. Here's what we had done two weeks prior to listing:

• Home Inspection - Bryan Shering - been using him for 8 years and he's a great neighbour.
• Painting - Rob Turnbull - the Bull. The happiest man on earth who doesn't stop smiling.
• Cleaning - Marie Ferro - my ex's best friend's mother. Many friends/clients keep her on.
• Handyman - Brian Melton - too fair with pricing, you'll end up tipping him.
• Lawn Maintenance - Ben Laughton - one of my closest friends for 25 years
• Marcus Goencz - Photo/Video - Once I found him and his brother I stopped calling others.
• Adrienne Gligoric - Staging - She makes it pop and also, she considered functionality.
• Andrew Dzidowski - Floor Plans - I just don't understand why this isn't mandatory on listings!
